Deed restrictions protect all of the subdivisions in our BPHA area. While they vary in some details, all of them specify that the property be used only for single family residences. This provision prohibits the leasing of garage apartments originally built for servants or members of the family. It prohibits the operation of any kind of business from a residence.

Deed restrictions are also filed at the Harris County Courthouse.

As our neighborhood grows older, we become vulnerable to violations of deed restrictions. Business operations from a residence are patently undesirable. One form of “business” is the continuous or frequent “garage sale” at the same location. We must all be on the lookout for these violations and report them to the Deed Restrictions Committee. Deed restriction complaints must be made in writing. Complaint forms are available from the BPHA Office.
